Even in the strong seller's market we have been in since late 2020, clients have closed for 19,000 & 20,000 (11.5%) below list price and received sellers concessions. Experience pays! Sellers have closed for 40,000.00 above appraisal! Recently, I showed an appraiser why the contract price of 70,000 over the 190,000 high end of the comps was both reasonable & defensible. Two other appraisers agreed that $300,000 over direct comps was justified & the seller closed in 45 days, when the days on market average was 121 days. As a seller's agent I have been able to help several clients sell properties that had been on the market with no offers for as long as 9 yrs. In a couple of cases we raised the price & sold for as much as 53,000 higher then they had been listed with other agents.
