After graduating from Rice with a BA in History, the Washington Nationals selected me in the 10th round, 324th overall, of the 2012 Major League Baseball Amatuer Draft. I spent four seasons working my way up through the Nationals' minor league system, reaching AAA. However, in Spring Training 2016 I traded my catcher's mitt for a real estate license. Now, I bring my work ethic and competitive spirit that I earned from I life in sports to work for my clients. A mentor told me years ago, that a goal without a plan is a wish, so here is my plan to get you a Big League Deal: For sellers: GOALS: - To obtain the highest price possible for your home with a target marketing program designed to create competition for the property among the right buyers and to be a great negotiator on your behalf. - To achieve a sale in the shortest amount of time with an aggressive multi-reach marketing plan that creates exposure of your home including our print, television and internet marketing. - To complete your home sale with the least inconvenience for you and your family by using my professional expertise to handle all expected and unexpected facets of the entire transaction. MY 17 STEP PROCESS TO GET YOUR HOME SOLD: 1) Purchase professional photographs, and submit your home to HAR.com 2) Price your home competitively to open the market versus narrowing the market by overpricing 3) Promote your home at our company sales meeting 4) Develop a list of features of your home for the Brokers to use with their potential Buyers 5) Email that features sheet to the top agents in the marketplace for their potential Buyers 6) Suggest and advise as to any changes you may want to make in your property to make it more salable 7) Constantly update you on any changes in the marketplace 8) Over the next 7 days, contact all my Buyer leads, Sphere of Influence, and past Clients for their referrals and prospective Buyers 9) Add additional exposure through a professional sign and Supra lockbox 10) Whenever possible, prequalify the prospective Buyers 11) Keep you aware of the various methods of financing that a Buyer might want to use 12) Hold a Broker Open House, so that cooperating Brokers in the area can tour your home 13) Hold weekly Open Houses, to attract local buyers to come tour your home 14) Follow up with the salespeople who have shown your home for their feedback and response 15) Represent your best interests on all offer presentations to ensure that you are negotiating the best possible price and terms 16) Handle all the follow-up upon a contract being accepted, mortgage, title, and all other closing procedures 17) Be with you every step of the way until you get your check at the closing table For buyers: GOALS: - To listen to your needs and expectations and to use my complete market knowledge to provide you with good advice and counsel. - To be your advocate in the negotiation process. - To take you through the home buying process with the least inconvenience by using my professional expertise to handle all expected and unexpected facets of the entire transaction. PLAN: 1) Conduct a counseling and information session to identify your needs and goals and to plan a property search. 2) Offer to arrange a pre-qualifying or pre-approval meeting with a lender to determine affordability range and improve negotiating position at the point of offer. 3) Commit to priority availability for meeting your needs and schedule for property research and showings. 4) Complete a thorough market search to identify all properties consistent with your needs and price range. 5) Prepare a written Home Price Evaluation for you prior to you making an offer. 6) Prepare a written offer to purchase on the property of your choice reflecting your price and terms. 7) Provide counsel and negotiating assistance on all offers to purchase. 8) Obtain and review with you the sellers' disclosure statement. 9) Review inspection report with you and recommend remedies and/or options to pursue. 10) Monitor and communicate the status and satisfaction of contract contingencies. 11) Accompany you on a walk-through property inspection before closing, if applicable. 12) Contact you after the closing to assure the satisfactory completion of all service details
