Then, we'll talk about your needs and find the right home. Once you find it, I'll help you make a strong offer and negotiate. After acceptance, we do inspections and appraisal, finalize your loan, do a final walkthrough, and then closing day. You get the keys, and I stay available for any questions you have along the way. 2. How much do I need upfront? Answer: The amount up front depends on the price of the home, your loan type, and whether the seller helps with closing costs. Usually, you're looking at a down payment, closing costs, and an earnest money deposit. For example, on a $450k home with 5% down, you might need around $30k to $40k in cash UNLESS you qualify for assistance or a lower down payment option. As an Agent, I can help my clients plan for this early by connecting them with a lender. The lender will calculate the exact numbers for them. 3. Is it a GOOD time to buy? Answer: if you have a steady income, solid credit, and plan to stay in the home for a few years, it can be a great time to buy.
