I help people who have been told by mortgage lenders that they can't get the mortgage they were hoping for NOW - but could possibly qualify for after they -- . improve their credit . earn more income . increase their down payment (cash reserves) . pay down other debt (such as car loans, student loans) . sell their current home My goal as a consultant is to educate the would-be homeowner as to what alternatives they have AND to allow them to reach a decision as to whether or not they want to be passive (rent until they can buy) or be aggressive (enter a rent-to-own program). I insist that a Realtor is involved to represent them and will refer the homeowner to a local buyer's agent for their purchase. If they already have an agency relationship in place, we work with the favored agent with no fee or referral due from that agent.
