Much of my work is with people relocating to Kansas City — often buying from another state, sometimes writing an offer before they have ever visited. For buyers I use a structured comparison system rather than a memory of five weekends of showings, so the trade-offs stay visible when it comes time to choose. For sellers, the parts that actually decide the outcome are few and unglamorous: a price you can interrogate, MLS data fields that are right the first time, a launch date chosen on purpose, and an honest reading of the first two weeks. Syndication to the portals happens for every house — it is not the value.
