Financing and insuring condominiums, plus knowing how to read HOA bylaws and financial documents, makes buying and selling condominiums very different than single family homes. It is critical to have an agent experienced and knowledgeable about condominiums to make sure the transaction proceeds properly. Much David’s work involves working with families with vacant homes after a death or when the last surviving spouse has moved to independent or assisted living. Often, the home needs to be sold to help pay for care. David assesses each home with the family to decide whether it should be sold at retail, “as-is” or wholesale and helps each family get the most money possible from the sale of the home. In the cases where the home needs work before bringing it to market, David introduces the family to contractors, handymen and vendors to do the work required and supervises their work so that the client can spend its time dealing with more pressing and important matters. He also makes sure clients have spoken to the proper legal and financial advisors to ensure the family is in the best possible position to sell the house. He communicates regularly with the family on the progress of the sale once the home is listed and during the period between securing a contract and closing. His clients are always well informed. David chose to work with families in crisis because of his own personal experience. His father was diagnosed with Alzheimer’s disease three years before he died. And while his family had planned well and had all the legal documents needed in place, the family still reeled from the stress of dealing with a dying family member.
