I offer 1% seller listings—anywhere in Kentucky. I believe the traditional 3% listing fee is outdated. Most buyers now discover homes through the MLS and major real-estate websites. That means selling successfully comes down to three things that really matter: making the listing look great and getting it seen, handling every document and disclosure correctly, and managing the calls, messages, questions, and showing requests that follow. While marketing has become simpler, selling a home is not just putting a post online. A transaction can involve numerous contracts, disclosures, deadlines, offers, amendments, inspections, and records. Missing one important document, disclosure, or date can delay the sale, cost money, or create serious legal exposure. I turn that complexity into a clear, step-by-step process so you always know what happens next, what I am handling, and what requires your attention. My 1% service is primarily virtual-first. I handle the MLS listing, paperwork and disclosures, incoming inquiries, buyer qualification, verification of preapproval or proof of funds, showing coordination, offers, negotiations, and transaction guidance through closing. You remain hands-on with preparing the property, making photography and staging decisions, and providing showing access—with clear instructions and support along the way. For sellers who prefer a more traditional, in-person experience, I occasionally accept 1.5% seller-side listings. I currently represent sellers only, and I never charge more than 1.5% to list a home. My focus is simple: do the parts that actually matter—exceptionally well. I eliminate unnecessary sales theater and avoid wasting time on meetings or home visits designed to pressure clients. Instead, I operate efficiently around two priorities: positioning your home for the strongest possible sale price and reducing legal and compliance risk. Then I pass the savings and sense of security on to Kentucky homeowners.
